Mr. Mader recommended that the required 60' minimum width of right
of way be granted for the road in front of lots 1 through 6 and 21
through 23, apparently owned by the developer. A formal legal
opinion will be requested prior to completion of the preliminary
plan from the Parish Attorney.
Engineer for the developer requested that the preliminary and final
drawing phase be considered simultaneously. No objections were
raised.
A motion was offered by Charles Andrus and seconded by Florette
Bergeron to approved the Preliminary Plat as revised for Ledoux
Subdivision subject to the conditions set forth in the comments
presented by Mader Miers Engineering. Motion carried.

Phase II and III. A waiver was requested of Section IV A.5 b. which
provides for a maximum block length of 1,000 feet. The question of
restrictive covenants was raised with regard to phase II. Health and
Water Works district approval was not submitted.
It was advised by the Commission that additional Right of Way be
obtained for drainage.
A motion was offered by Betty Pousson and seconded by Florette
Bergeron to defer action on the request to waive the 1,000 feet
block requirement for Magnolia Estates Phase II and request the
Developer provide written response to the right of way for drainage.
