An amended plat for Phase I of the Ledoux Subdivision presented by Aucoin and Associates was considered by the Commission. Tim Mader, review engineer, suggested several significant items should be addressed. Utility easements have not been provided for services other than electricity. Karl Aucoin stated that a letter of no objection from CLECO was received to cover the easement question.

Mr. Mader recommended that the required 60' minimum width of right of way be granted for the road in front of lots 1 through 6 and 21 through 23, apparently owned by the developer. A formal legal opinion will be requested prior to completion of the preliminary plan from the Parish Attorney.

Engineer for the developer requested that the preliminary and final drawing phase be considered simultaneously. No objections were raised.

A motion was offered by Charles Andrus and seconded by Florette Bergeron to approved the Preliminary Plat as revised for Ledoux Subdivision subject to the conditions set forth in the comments presented by Mader Miers Engineering. Motion carried.

The Commission considered the Preliminary Plat for Magnolia Estates Phase II and III. A waiver was requested of Section IV A.5 b. which provides for a maximum block length of 1,000 feet. The question of restrictive covenants was raised with regard to phase II. Health and Water Works district approval was not submitted.

It was advised by the Commission that additional Right of Way be obtained for drainage.

A motion was offered by Betty Pousson and seconded by Florette Bergeron to defer action on the request to waive the 1,000 feet block requirement for Magnolia Estates Phase II and request the Developer provide written response to the right of way for drainage. Carried.

A motion was offered by Florette Bergeron and seconded by Rose Breaux to waive the 1,000 feet requirement for phase II and approve phase II with an extension of the west line of phase II to the south boundary line providing access to phase III. Carried.

The request to accept Quarter Pole Estates was denied following the inspection by the Parish Engineer.

The Chairman appointed a committee consisting of Jason Gossen, Florette Bergeron and Betty Pousson to meet regarding amendments to the Subdivision regulations.

The next meeting was scheduled for October 15, 2002 at 4:30 p.m.

Due to no further business, the meeting was adjourned.
